The 1900 Cowart Street Townhouses are seven attached individual dwellings in the following sizes:

The development is guided by these principals:

Each unit is on an individual lot approximately 18’ x 93 ‘. A common driveway connects the two off street parking spaces owned by each unit. Property owners have the opportunity to build a 2-story garage and carriage house on their designated parking area. One unit has parking access from the alley. The landscape design is founded on the principle of an Urban Gardenwith trees, fragrant herbs and flowers shrubs and grasses planted in every available space.
The units are simple, open, and filled with natural light from the south, north and above from a skylight over the open stair that is a light filled atrium in the center of the unit. The ground floor is conceived as one open room with activity centers of living, dining and kitchen. The floors throughout the unit are natural hardwood giving them a “gallery of art” feel. Porches are provided to the street and to the rear. The rear porch has a storage closet for bicycles, grills or furniture.
The large windows are stain grade wood on the interior and fiberglass clad on the exterior. The open kitchen features maple cabinets with stainless steel hardware. A breakfast bar is raised above the granite countertops.
The second floor has two bedrooms, two bathrooms and walk in closets, and a laundry room that opens to the light filled stair hall. The third floor of each unit has a loft rooftop access to the south facing deck.
The proposed construction under IBC 2003 is Type V, 1-hour construction. The living room floor is a floating concrete slab with a hardwood finish on compacted fill. The exterior and party walls are 6” studs. The floor framing is trim joists to facilitate mechanical distribution and span the 18’ width of the units. The ground floor, second floor hallway and the third floor stair hall are hardwood. The powder room, bathrooms, and laundry have ceramic tile floors. Bedrooms are carpet. Roof decks have concrete paving blocks.
The predominant exterior material is painted cement fiber siding combining horizontal clapboards with vertical batten strips 16’’ on center. The ground level is sealed concrete masonry units as indicated on the drawings. Windows and doors are Marvin Integrity as indicated.
Interior finishes are simple and minimal. Walls are painted drywall with no crown or base. Interior doors are solid core birch plain panels with stainless hardware and narrow square trim. Kitchens are plain panel maple cabinets with granite countertops. Refrigerator are Frigidaire or GE with stainless fronts.
The mechanical distribution is zoned with a rooftop package unit serving the third and second floors and a rooftop compressor serving the ground floor air handling unit.
There are individual sewer taps to the sanitary line in the driveway. Storm water is conducted to a pipe in the driveway.
