1405 Cowart Street is a mixed use project that combines a medical office and cosmetic surgery center on the second floor with retail or office space on the ground floor and penthouse condominiums or offices on the third floor.  It is located on a prominent site in Chattanooga’s Southside District with expansive views of the city and mountains.  The site is accessed from Cowart Street and Broad Street.  The parking is arranged in two landscaped courtyards, one to the south for retail and medical office visitors; the other in a motor court to the north for surgery patients and tenants.

 These courtyards will be shaded by trees and surrounded by hedges that provide security and enclosure, creating a controlled, verdant environment.  The landscape, combined with light colored paving materials, will contribute to reducing the heat-island effect and provide a credit towards LEED certification.  The building is oriented predominately to the south, maximizing the views of the mountains and ridges.  Sun shades will shield the glass from the south, east and west sunlight.

 The building is clad in warm, natural materials with limestone at the base, black slate on the upper stories, copper fascias and sun screens, and dark bronze aluminum window frames with clear insulating glass.  The ground floor is predominately retail with two entrance lobbies.  The lobby facing south is the primary entry to the medical office.  The lobby facing north to the motor court serves the surgical suite.  The medical office is envisioned as having the character of a spa or resort hotel.  The ground floor lobby will combine red slate floors with natural wall coverings and wood ceilings.   The receptionist will greet visitors behind a granite counter top integrated into a wall that features skin care products.  A water wall will add to the peace and serenity of the room.  The floors will be red slate; the ceilings are cypress wood with down lights and wall washers.

 The clinic and spa side of the facility will have wood frames and doors, fabric panel walls, acoustical ceilings and soft down lights in the corridors.  The floors will be carpet.  The exam rooms will have linoleum floors, acoustical ceilings, wall covering and lighting appropriate to the procedures performed.  The surgical suite and lobby will be similar to the clinical side but simpler.  The surgical suites will have the code required vinyl flooring with a continuous upturned base, proper lighting and wall finish.  The relaxing theme will be carried into the surgical suites to provide comfort throughout the patient’s entire experience while maintaining a professional and hygienically outfitted surgical suite.

There are three condominiums planned on the third floor, which will be constructed as raw space.  They can be offices or residential.  They can be combined into one, two or three penthouse units at will.  Plumbing will be stubbed out for kitchens and bathrooms.  Two condominiums have access to the roof with bedrooms or studies that adjoin potential roof decks.  A percentage of the windows will be operable casements.
